Flooded by the unit upstairs

Before

The owner of a co-op on the Upper East Side called us after signs of flooding showed up in the bathroom. The water was coming from the unit above, and over time it had damaged the walls, ceiling, and structure. When we inspected, we found the source: a worn seal under the upstairs toilet, letting a little water into the floor with every use.

Work

We opened up the damaged areas, stripped out everything the moisture had ruined, then dried, treated, and rebuilt the room. We replaced the old plumbing and fittings along the way. Since the job was covered by insurance, we prepared the documentation and invoices for the owner. He chose not to wait on the insurer and did the work right away, and the cost was reimbursed in full.

After

The bathroom came back fully restored, brought up to the level of the rest of the apartment, with no trace of the flood left behind.

A cast-iron tub that wouldn’t drain

Before

The same apartment had a second bathroom with its own trouble. An old cast-iron tub sat over a drain that clogged constantly, the water barely went down, and the owner worried it was leaking to the unit below. The problem was deep in the old sewer line, so there was no fixing it without pulling the tub and opening the lines.

Work

Getting the co-op board’s approval took about a month, and we handled all the paperwork and coordination with management. Once it cleared, we pulled the tub, replaced the waste and water lines from the riser, and put in new waterproofing, then rebuilt the room in white marble with a floating vanity and a walk-in glass shower. While the apartment was open we also refinished the wood floors, updated the doors, sorted out lingering plumbing issues and modernized the kitchen, so the owner could turn it straight back to long-term tenants.

After

The old tub was gone for good, replaced by a marble walk-in that matches the rest of the apartment. It went back on the rental market right away, and the owner has kept bringing us back for his other properties since.

A co-op untouched for decades

Before

Anastasiia bought a co-op on Manhattan that hadn’t had a real renovation in decades. She wanted the whole apartment redone, with the bathroom as the main job. It was close to original, dated tile and tired plumbing, so we planned a full rebuild with a walk-in shower.

Work

The hard part was the co-op. The board and the management company kept coming back with new requirements and more paperwork, and it dragged the timeline out for months. We handled all of it so Anastasiia didn’t have to. Once we had approval, we took the bathroom down to the studs, re-plumbed and waterproofed it, and rebuilt it around a modern walk-in shower. An old apartment hiding a failing floor

Before

The owner bought an apartment that hadn’t been touched in decades and wanted to rethink the whole place. Working with an architect, we reworked the layout, turning a two-bedroom into a three-bedroom, and rebuilt this bathroom from scratch.

Work

When we opened the floor we found serious structural damage from years of hidden moisture, the slab had sagged. Before any finishing we reinforced the structure and brought back its load capacity. From there we took the bathroom down to the joists, re-framed and re-plumbed it, kept the DOB permit posted the whole way, and finished it in white marble.

Original tile, never once renovated

Before

Jennifer came to us by referral. After years in her apartment, the kitchen and bathroom had aged to where a full renovation made more sense than another round of small fixes. The bathroom was the original fit-out, peach-and-mauve tile, a dated tub, a laminate vanity, untouched for decades.

A fast refresh before listing

Before

The building’s management brought us in to get a unit ready for sale: a clean, modern bathroom that shows well to buyers, done fast. The old room was dated, with a tired shower past its life.

Work

Management approved quickly, so we started right away and finished in two weeks. We stripped the room to the base, swapped the old shower for a new tub, replaced the plumbing from the riser and laid fresh waterproofing and porcelain tile, then a new vanity and fixtures. The kitchen sat right behind the bathroom wall, and since it was already open we replaced the kitchen water lines at the same time, so two rooms’ hidden plumbing was handled in one go.

Before

The original bathroom: a cream laminate vanity, an old wall sink and toilet, a framed sliding-glass tub enclosure and dated tile. Decades old and well past its life.

A burst hose upstairs, overnight

Before

This project started after a serious flood. Overnight, a hose burst in the apartment above, and water ran for hours into the bathroom, the rooms around it and the structure.

Work

Rather than wait on the insurer, the owner had us start the rebuild right away. We stripped out everything the water had ruined, rebuilt the structure, replaced the damaged soundproofing and laid new waterproofing. While the room was open the owner also upgraded it: a Grohe shower system with side jets, an electric heated floor, and the controls moved so the water can be running before you step in, a small change that makes a real daily difference.

After

The apartment came back better than before, with modern systems and waterproofing built to last.

How is your fixed price built?

Your turnkey price is built from the two blocks below, then locked in writing at your free in-home Scope Review. We don’t change it after. Only the three named exceptions can.

What we do: labor & rough work

Demolition, plumbing, electrical, framing, waterproofing, and rough materials. This is the Base Package.

What you choose: finish materials

Tile, tub, vanity, toilet, mirror, fixtures. Your selections set the size of this allowance. Average completed job lands at $47,000–$50,000.

The three honest exceptions

After signing, the price is fixed. We don’t change-order our own estimating misses. Only three things can ever move it, and all three are disclosed in your contract up front:

  1. Hidden damage behind the walls. Rotten pipes or structural rot that’s impossible to see before demolition. Change order only with your written consent and photo documentation.
  2. Asbestos abatement. Only if the pre-signing test is positive (relevant in buildings built before 1987). $8,000–$15,000, separate change order.
  3. DOB permits. Only if your board requires them. $1,500–$3,000, separate change order.

Written all-in fixed price

Locked after the pre-contract due diligence. We absorb our own estimating surprises. Only the three named exceptions below can ever move it.

Board package handled in-house

We prepare and submit your Alteration Agreement package. COI delivered within 24 hours; board application submitted within 5 business days of signing. No separate “paperwork fee.”

Fixed completion date + $250/day credit

A completion date is written into the contract. For every day past it caused solely by us, you receive a $250/day credit, capped at $7,500.

5-year transferable warranty

Covers our labor and the materials we supply, and transfers to the next owner if you sell. Install the wrong material vs. your signed sheet, and we pay for the full redo.

Named PM + daily updates

Your project manager is named in the contract, your one point of contact. A short update by 5pm every active workday, and a photo report every Friday.

Permit receipts to your portal

The city filings that prove your renovation was permitted and inspected (the DOB’s Alt-2 work permit, TR1 inspection report, and ACP-5 asbestos form), published to a private per-client portal within 5 business days of issuance, held for the full 5-year warranty term.

Written save-list clause

You list anything you intend to keep: toilet, vanity, mirror. Nothing on that signed list is demolished or removed without your explicit written sign-off.

Can you produce the COI and insurance my building requires before work starts?

Yes, that’s the core of what we do. We carry General Liability, Workers Comp, and a $5M umbrella, and we issue the COI to your building’s exact spec within 24 hours. Most handymen and generalists can’t produce this paperwork at all.

Have you worked in buildings like mine?

Repeatedly. Board approvals, alteration agreements, COIs, super coordination, freight-elevator scheduling, work-hour rules. We make the building paperwork ours, not yours.

Will the final bill match the estimate, or will there be change orders?

After signing, the price is fixed. We don’t change-order our own estimating misses. Only three things can ever move it, and all three are named in your contract up front: hidden damage behind the walls, asbestos abatement if the pre-signing test is positive, and DOB permits if your board requires them. Nothing else.

What if you open the walls and find more damage than expected?

Hidden damage behind the walls is one of the three named exceptions. If we find rotten pipes or structural rot that was impossible to see before demolition, we document it with photos and only proceed with your written consent, never a surprise line item.

The Manhattan workday is short, so will this stretch to two months?

We write a completion date into the contract and back it with a $250/day credit (capped at $7,500) for any delay caused solely by us. Our own work is roughly two weeks; total calendar time depends on board and DOB timelines, which are third-party and outside any contractor’s control, and we’re honest about that distinction up front.

If board approval drags, do you push or wait?

We push. We submit the board application within 5 business days of signing and actively chase COI processing, approvals, super coordination, and freight-elevator booking. We can’t promise a government or board timeline, but we don’t let the project sit in a queue.

When something goes wrong on site, who calls me?

Your named project manager, written into the contract as your single point of contact. You get a short update by 5pm every active workday and a photo report every Friday, so problems surface early, not at the walkthrough.

Your price is higher than ads I see elsewhere. What am I paying for?

The ability to legally work in your building, and the certainty that the price won’t move. Cheaper crews can’t carry the $5M insurance or the board paperwork, and low quotes tend to grow once the walls are open. You’re paying for a renovation that gets through your building’s rules cleanly and finishes at the number you signed.

How clean will the project be? My neighbors will notice.
